For residential buildings over 11 metres, the Fire Safety (England) Regulations 2022 require common-part fire doors to be checked at least every 3 months and flat entrance doors at least annually. For other premises under the Fire Safety Order 2005, doors must be kept in efficient working order — a periodic inspection (commonly every 6–12 months) is widely recommended. I can advise on the right schedule for your building.
The “responsible person” — typically the building owner, landlord, employer or managing agent. They must ensure fire doors are maintained and, where required, keep records of checks. An independent inspection helps you evidence that you’ve met this duty.
