Since the Fire Safety (England) Regulations 2022, the responsible person for multi-occupied residential buildings must regularly check fire doors are in good working order — and keep records to prove it.

The right inspection for your building

Fire doors need different attention at different stages. Most checks are non-intrusive — a visual, operational inspection of every door — with a deeper, intrusive option where it’s genuinely warranted.

Non-intrusive inspection

A thorough visual and operational check of every door assembly — gaps, seals, hinges, closers, glazing, signage and any certification labels — with no damage or disruption. The right approach for routine, periodic checks.

Intrusive sample inspection

Where a deeper look is warranted, I take the trim off a sample of doors to inspect the concealed frame fixings and perimeter fire-stopping that a visual check simply can’t see. More thorough and more involved — so it carries additional cost.

New builds & post-installation

Newly fitted fire doors checked against their certified specification and installation requirements at handover — the stage when anything amiss is cheapest and easiest to put right.

Existing buildings

In-service doors assessed for condition, damage and wear — and, for residential blocks over 11m, the clear evidence you need to support your Regulation 10 checks.

Common questions

How often do fire doors need to be inspected?

For residential buildings over 11 metres, the Fire Safety (England) Regulations 2022 require common-part fire doors to be checked at least every 3 months and flat entrance doors at least annually. For other premises under the Fire Safety Order 2005, doors must be kept in efficient working order — a periodic inspection (commonly every 6–12 months) is widely recommended. I can advise on the right schedule for your building.

Who is legally responsible for fire doors?

The “responsible person” — typically the building owner, landlord, employer or managing agent. They must ensure fire doors are maintained and, where required, keep records of checks. An independent inspection helps you evidence that you’ve met this duty.

What do I get at the end of the inspection?

A clear, photographic report covering every door inspected, with a pass/fail status and a prioritised list of any defects and recommended remedial actions — written in plain English so you know exactly what to do next.

Do you carry out the repairs too?

No — and that’s deliberate. I’m an independent inspector, so I have no incentive to over-report defects. You get an honest assessment, and you’re free to arrange repairs with whichever competent contractor you choose.
